Welcome to our home! We simply love being hosts. For us—Jasmin and Björn Balkenhol—it is a matter of the heart and a lifestyle that we live with great joy together with our three children. Whether in Germany or in our adopted home of Italy: our house has always been an open place for family and friends, where laughing and enjoying life together take center stage.

Our house in Sanico looks back on a long tradition. Formerly known far beyond the borders of Toscolano Maderno as "Locanda Alpina," it was a place of hospitality for decades. To show respect for this history and the heritage of the house, we continue its legacy today under the name "Alpina Sanico" and fill it with life once again.

However, our own love for Lake Garda—and this region in particular—began many years ago and took root a bit further up the mountain, in the peaceful hamlet of Ortello. In a small rustico, we spent our happiest times as a family. This deep connection to the area and the many evenings spent under the open sky inspired us to make Sanico the center of our lives.

Today, we live in this history-rich house privately and would love to share a piece of this Italian lifestyle with you. For us, hospitality means that you won't just find an accommodation here, but a true home away from home.

Once you arrive in this authentic Italian village idyll surrounded by nature, between the mountains and the lake, we want to share our passion for this region with you—in a simple, warm, and authentic way.

Useful Information for Your Stay

Arrival & Parking

• Destination Address: Via Sanico 47, 25088 Toscolano Maderno (BS).
• Parking: Three parking spaces are available within our private property (one of which is covered).

Check-in & Legal Requirements

• 
  Guest Registration: In Italy, it is a legal requirement to register all guests with the local police authorities (Questura) within 24 hours of arrival.
• Our Tip: To speed up the process, we highly recommend sending us a photo of the ID cards or passports (front and back) of everyone traveling with you via WhatsApp or email prior to your arrival. This will save you time when you get here, allowing you to start your vacation right away! Naturally, all photos will be deleted immediately once the registration is complete.

Tourist Tax (Imposta di Soggiorno)

• Cost: €1.00 per person, per night (children under 14 years of age are exempt).
• Payment: The tourist tax is not included in the rental price. We kindly ask you to settle this amount in cash on your first day.
• Service: We will handle all the necessary paperwork with the municipality of Toscolano Maderno for you.

Final Cleaning

To ensure you can enjoy your vacation up until the very last minute, the professional final cleaning is already included in the total price of your stay.

(Note: For calculation purposes, this accounts for a one-time fee of €25 for the double rooms "Sanico" & "Ortello" and €50 for the apartments "Pizzocolo" & "Maderno").

 Holidays with your Dog

• Welcome: Your four-legged friends are more than welcome, provided you let us know in advance!
• Surcharge: Due to the additional deep cleaning required, a one-time fee of €20 applies when traveling with a dog.
• House Rules: Please ensure that your dogs are kept on a leash within the shared private areas of the property and in the stairwell.

Amenities & Services

• Amenities: Our apartments "Pizzocolo" and "Maderno" feature a fully equipped kitchen. The rooms "Sanico" and "Ortello" do not offer cooking facilities.
• Linens & Towels: Upon arrival, you will find fresh bed linens and a sufficient supply of towels per person for your first week. For stays longer than a week, we will gladly provide a complimentary change of linens and towels every seven days.
• Your Privacy: As we operate on a self-catering basis, daily hotel services are not provided. To guarantee your maximum privacy, no automatic intermediate cleaning will take place during your stay. If you would like an extra intermediate cleaning (including a full change of bed linens and towels), we are happy to arrange this for an additional fee (€25 for the double rooms / €50 for the apartments).
